The key employee coverage guide from the Insurance Information Institute describes this coverage as compensation for losses caused by a key person’s death or disability.

A brokerage can depend heavily on one principal broker. That person may hold the license that supervises agents. They may also manage listing relationships and anchor referral sources. If that person dies, the business can lose income and face the cost of rebuilding.

The roles are simple:

Policy owner and beneficiary: the brokerage.

Insured: the principal broker.

Death benefit: paid to the brokerage.

The policy is usually term life insurance or whole life insurance. The Florida Department of Financial Services life insurance guide describes both types, along with cash value and policy loans.

Who this coverage is for

Key person coverage fits brokerages where one principal broker drives a large share of listings, closings or agent recruiting. It also fits brokerages with several owners. Owners who plan for an owner-broker’s death often pair the policy with a buy-sell agreement.

Our office is in Miami, Florida.

Some owners are not sure whether their principal broker is a key person risk. A coverage review is the place to work through that question.

What the policy covers and what it does not

The policy pays a death benefit to the brokerage. The brokerage can use that money for business purposes it chooses. Common uses include:

Covering lost production during a transition period.

Recruiting and paying a replacement licensed broker.

Supporting agent retention while listings are reassigned.

Covering operating costs during the transition.

Funding a buy-sell obligation, where one exists.

The policy does not do everything an owner might hope for. It does not:

Transfer listings.

Close pending transactions.

Guarantee commissions or agent retention.

Replace the principal broker’s skills.

Setup matters.
